CIDCO, a leading institution in urban development and planning, has been one of the driving forces contributing to the success of Navi Mumbai in providing better quality houses. The Corporation has played a vital role in accommodating a sizable population in the satellite city. CIDCO framed its housing policy incorporating self-financing principle, using land as a prime resource in the development to meet the growing demand for all the sections of the society. With a mission to offer affordable homes, CIDCO launched several housing schemes in Navi Mumbai for different income groups like economic weaker section (EWS), low income group (LIG) and middle income group (MIG). All these schemes emphasizing on providing affordable houses received excellent response and was extremely successful.

The urban town planning agency has constructed about 1,23,577 of housing stock in the city, out of which 51% of housing was for EWS/LIG, while 26% were reserved for MIG and 23% was reserved for HIG. The emphasis was on providing affordable housing for EWS/LIG.

Since 1972, CIDCO has been using high-end technology for its housing project. The Corporation used load bearing composite masonry involving brickwork and RCC mullions. Innovations kept happening with various emerging technologies like Prefab Channel Slab, 3-S Siporex system, earthquake resistant technology, etc.

The Corporation constructed houses for EWS under Bombay Urban Development Project (BUDP) I, II and III in Airoli, KoparKhairane, Kharghar, Nerul, Kalamboli and New Panvel. Following ambitious housing projects were also undertaken by CIDCO for different income groups.

15,000 Mass Housing Scheme

Under this scheme, there are a total of 14,838 houses; segregated into 5262 houses for Economically Weaker Section (EWS) under the PradhanMantri AwasYojana (PMAY); while, 9576 houses for Lower Income Group (LIG). A subsidy of Rs.2.50 lacs is available for the EWS houses under the PMAY scheme. the EWS category is 25.81 sq.mt; whereas, the same for the LIG category is 29.82 sq.mt. The housing complexes under this scheme are built in 5 nodes of Navi Mumbai, which are Ghansoli, Kharghar, Kalamboli, Taloja and Dronagiri. Equipped with hi-tech amenities; these housing complexes are innovatively named upon ragas from the classical music.

95,000 Mega Housing Scheme

City and Industrial Development Corporation (CIDCO) had proposed the launch of a Mass Housing Scheme comprising of 00000 houses. The groundbreaking ceremony for the scheme took place at the hands of Hon’ble Prime Minister Shri Narendra Modi on 18th December, 2018. These houses will be developed on the lines of “Transit Oriented Development”. Under this scheme, housing complexes will be built within the vicinity of bus depots, truck terminals and railway stations at various nodes of Navi Mumbai inclusive of the Taloja node.The scheme has been segregated into four packages. Package one will comprise of houses that will be constructed in Sectors 29, 31, 28A, 36A, 37 of Taloja node and Panvel ISBT. The total number of tenements proposed for this package is 20448. The nodes falling under package 2 includes Panvel bus terminal, Kharghar bus terminal, Kalamboli bus depot, Kharghar bus depot, Vashi truck terminal, Kharghar station and Sector 44 of Kharghar. The total number of tenements proposed for Package 2 is 21564. Nodes covered under Package3 include Sanpada station nodal side, Sanpada station highway, Juinagar station, Mansarovar station, Khandeshwar station, Khandeshwar (creek side) and Sector 1A of Taloja and the total number of tenements for this node is 21517. Package 4 consists of Bamandongri station, Kharkopar station East and West and Sector 39 of Taloja with 23432 as the total number as tenements. The total number of tenements for all the four packages is 00000.

CIDCO Board of Directors approved a budget of approximately Rs. 19,000 crores for this mega housing scheme, giving an impetus to the project. The process for the execution of the project can be fast tracked, thereby fulfilling the dreams of many.

Out of these 95,000 houses, 9,249 tenements will be available to citizens through a transparent lottery system. The urban town planning agency have put in place all excellent amenities such as vitrified tile flooring in hall, ceramic tile flooring in all other rooms, etc. without comprising on the quality factor for the tenements allocated in all its affordable housing schemes.

Having such housing schemes within the vicinity of bus and truck terminals, railway station forecourt areas will not only decrease traveling time and traveling expenses for the citizens; but it will also enhance the usage of public transportation and increase employment opportunities in the regions along with other advantages.
